8 Steps to Selling Your Home
What are the important steps required to sell my home?
The following 8 steps are critical for home selling success:
1) Ask yourself the important questions.
Carefully consider your needs and the needs of your family. Ask yourself questions like, "What are my goals?", "How can I best accommodate my needs or my family's needs?", "Do I have a specific time frame or particular profit margin in mind?", and "What do I hope to accomplish with the sale of my home?" Many factors determine the need and time frame of selling your home. Barb can help you clearly answer these questions and define the best path to achieve your goals.
2) Set the right selling price.
Determining a fair asking price from the very beginning encourages the most activity from other realtors and potential buyers. Barb considers the selling condition of your home, what other homes in your neighborhood are selling for, and the current market climate. A home that is listed at too high of a price for the neighborhood or the current market will inevitably remain on the market longer than reasonably priced listings, and may require a drop in price in the future. Barb's expertise in invaluable in setting the right price.
3) Prepare your home with a buyer's mindset
Think about the important factors you look for when buying a home. As an owner, it's sometimes easy to overlook broken lights, scratched walls, messy closets, or overgrown landscaping. These are small items that can make a big difference in the mind of a buyer. Take the extra time to freshen your home by removing clutter, making minor repairs, and highlighting special home features such as natural light, a fireplace, a large master bathroom, or an inviting backyard. Be sure to remove personal items such as photos, knick-knacks, and toiletries so the buyer can visualize their items in the space. Barb is happy to tour your home and offer suggestions as to how to stage and showcase your home with the buyer in mind. She understands the value of a first impression!
4) Spread the word.
A marketing plan is critical to the success of selling your home. Many buyers look for their homes online through various sources including MLS, local and national websites, and email. Barb puts together comprehensive marketing materials that include professional photographs and clear and accurate property information, so your home gets noticed.
5) Getting the offer.
Once you receive an offer, Barb will find out if the potential buyer is preapproved and review the proposed contract. She will then guide you through accepting, countering, or rejecting the offer. Once accepted, the contract is legally binding, so be sure to rely on Barb's expertise as you go through this process.
6) Negotiating with the buyer.
Being well-versed in real estate contracts, specific contract clauses, and the best areas to negotiate are critical in coming to a win/win agreement during the negotiation process. Should the need to negotiate arise, Barb is ready to protect your best interest throughout the process.
7) Getting ready for closing.
Once you have a contract on your home, there are several things to take care of before you are ready to move! Barb will help you coordinate the inspections, any repairs needed per the contract, the appraisal, the title commitment, and the tax certifications. 8) Closing the sale of your home.
Be sure to arrange cancellation of electricity, gas, cable/satellite, lawn care and any other services. It's also a good idea to leave owner's manuals and warranty information for any appliances in a kitchen drawer for the new owners. A closing meeting will be scheduled with the buyer and all documents will be signed. You will turn over your keys and collect the proceeds for the sale. Barb will again be there every step of the way to ensure a smooth closing process.
You are now ready to move! Congratulations!
